The valuation of your property should be done without bias.  Who does that?  The appraiser.   We have no skin in the game and can provide an unbiased opinion of what a buyer could  expect to pay — or a seller receive — for a property, where both buyer  and seller are informed parties. A licensed, certified, professional  appraiser inspects your home, knows your market area, analyzes the data and provides a report in a format you can understand.

  • How do I prepare for an appraisal?  Straighten up a little. Make sure the appraiser can see all living areas including the basement. Mow the lawn, trim the bushes back from the house.
  • Should I tell the appraiser about my new roof? Absolutely! Along with any other improvement or repair you've made.
  • How much does an appraisal cost? The answer is "it depends on the complexity of the assignment".  Call or email me for a quote.
  • How long does it take? The appraiser will measure and observe your home and property as well as take photographs both inside and out. A typical site visit takes 30-45 minutes.
  • How long before I get a report? Assignment complexity dictates how complicated an appraisal will be, but a typical residential appraisal report should be delivered to you within 2 business days.
  • What is effective age? Effective age is the difference between your home's actual age and its economic age. For example, if your 50 year old house was never maintained or updated, its actual age is 50 years.  But if your 50 year old house was updated, renovated, appropriately maintained or remodeled, it's effective age is likely to be much lower making it competitive with newer homes.
  • Can I use my appraisal to shop for loans? Yes! An appraisal is a good tool for your lender to consider during your application process.  But remember; most lenders require their own appraisal for lending purposes.
  • What is "intended use"?  It's the purpose for the appraisal report.  Think divorce, estate, refinance, purchase, tax dispute, eminent domain.  There are a myriad of uses for appraisal reports. And no one report can be relied upon for different uses. Be sure to discuss with the appraiser what you intend to do with the report and who you intend to rely upon it.  This is very important.
  • I'm going to pay cash.  Why do I need an appraisal? Whether you pay cash or finance your purchase it is very important to know that you are paying a fair price.  An appraisal report tells you the market value for the property you intend to buy. It also includes important historical market data, helping you make a good, well informed financial decision.
  • My realtor gave me a CMA. Why do I need an appraisal?  When listing a house for sale, your realtor will likely prepare a CMA (Comparative Market Analysis) which tells you what your house is competing with in the neighborhood or the market.  This typically includes active or pending listings.  An appraisal is much more detailed and is prepared from a different perspective. The real estate agent's purpose is to market and sell your property. The appraiser's purpose is to provide you with historical and factual data supporting their opinion of market value. Always remember, the real estate agent has a financial incentive to sell your home for the most money possible. An appraisal has no skin-in-the-game and because the appraiser doesn't benefit from the sale, their opinion of value is based on historical data, not potential data.
